A rental should be maintained like somebody's home.

We manage on behalf of owners, and we are direct about that. But a property only performs when the people living in it are treated properly, so the two interests line up far more often than the industry pretends.

That means requests get answered, vendors show up when they say they will, and you are told what is happening and when.

It also means the lease is enforced evenly, for everybody. Consistency is the part that makes it fair.

Use the right channel and it gets handled faster. That is the only reason this list exists.

Paying rent

Use the online resident portal any time of day. Your payment history and current balance are there, so you are never guessing whether something posted.

Routine maintenance

Submit through the portal with photographs if you can. It gets timestamped, assigned to a vetted vendor, and tracked to completion instead of living in somebody's voicemail.

Emergencies

Active water, sewage backup, gas odor, electrical burning smell, no heat in a freeze, or a door or window that will not secure — call us directly and immediately. Do not use the portal.

Moving out

Give written notice per your lease, leave the property clean, and complete the move-out steps we will send you. Your own move-in photographs are your best protection on the deposit.

Answer the phone. Send a real vendor. Tell people the truth about timing. Most of this job is that.

None of this is a lecture. It is the short list of what actually causes expensive damage in Central Texas homes.

Summer

Change the filter.

A clogged filter is the most common reason an air conditioner stops keeping up in a Texas August. Monthly during cooling season is not too often.

Freezes

Cover the outside faucets.

Hard freezes reach us most winters. Cover exterior spigots, drip interior faucets on exterior walls, and open cabinet doors under sinks on the coldest nights.

Water

Report a small leak small.

A slow drip under a sink becomes a subfloor replacement. Reporting it the week you notice costs you nothing and saves everyone real money.

Foundation

Water the perimeter.

Central Texas clay soil moves in drought. Consistent perimeter watering during dry spells genuinely helps a slab.

Yard

Keep it steady.

Regular mowing and trimming per your lease keeps the property in good standing and keeps you out of a violation notice.

Renter's insurance

It is inexpensive protection.

The owner's policy covers the building, not your belongings. Renter's insurance is usually a small monthly cost for meaningful coverage.

How do I pay rent?

Through the online resident portal, which is available at any hour and shows your payment history and balance. If you are new to the portal, call us and we will walk you through setup rather than leaving you to figure it out.

How do I submit a maintenance request?

Submit through the resident portal so the request is tracked, timestamped, and assigned. Photographs help us send the right vendor the first time. For a genuine emergency — active water, no heat in a freeze, gas odor, or anything unsafe — call us directly and do not wait on the portal.

What counts as an emergency?

Anything threatening safety or causing active damage: flooding or uncontrolled water, sewage backup, gas odor, electrical burning smell, no heat during freezing weather, or a door or window that will not secure. Call immediately for those. Everything else goes through the portal and gets scheduled.

What do I need to qualify for a rental?

We apply the same written criteria to every applicant: verifiable income and employment, credit review, rental history, and background screening. Ask us for the criteria in writing before you apply so you are not spending an application fee on a guess.

When do I get my security deposit back?

Texas law governs the timeline, and we follow it. After move-out we document condition, compare it against your move-in documentation, and return the deposit with an itemized accounting of any deductions. Thorough move-in documentation is your best protection, so take your own photographs on day one.

Can I renew my lease?

Usually, and we would like you to. We reach out ahead of your renewal window rather than letting it arrive as a deadline. Residents who take care of a property are worth keeping, and we treat renewal that way.
