A nine-minute drive changes the school district, the tax rate, the insurance picture, and the resale story. Buyers who treat Waco as a single market tend to overpay in one direction or miss the right neighborhood entirely in the other.

We work these towns directly — listings, showings, inspections, rentals, and vendor calls — which is a different kind of knowledge than reading a market report about them.

So when we say a street is worth your weekend, it is because we were on it recently.

Each one has its own price behavior, tax profile, and inventory rhythm. Here is the honest short version of each.

The center of the market and the widest range of it — historic homes near Baylor and downtown, established mid-century neighborhoods, and new construction pushing out in every direction. Price, tax rate, and character can change dramatically within a few blocks, which is exactly why local reading matters here.

Hewitt

Our own home base. Steady, family-centered, and consistently in demand for the combination of Midway schools and quick access to Waco without Waco's traffic. Inventory moves quickly, so preparation beats browsing.

Woodway

Established, wooded, and quietly one of the most desirable addresses in the county. Larger lots, mature trees, and a resale market that holds up well. Listings here reward buyers who are ready to act rather than ready to look.

Area questions, answered.

Which areas do you actually work in?

McLennan County — Waco, Hewitt, Woodway, Robinson, Lorena, McGregor, China Spring, and Bellmead — plus Bell County, including Temple and Belton. We also handle referrals and relocations into the North Texas and Dallas-Fort Worth market through our broker network.

Do you work outside these towns?

Yes, for both listings and buyer representation across Central Texas, including rural and acreage property. If a property is far enough out that someone else genuinely serves it better, we will tell you that rather than stretch.

Why do property taxes differ so much between these towns?

Because the rate is a combination of city, county, school district, and special district levies, and those stack differently across jurisdictions. Two homes at the same price in neighboring towns can carry meaningfully different monthly payments. We price the payment, not the sticker.

Which school district should I be looking at?

That depends on your family, and we will not pretend there is one right answer. What we will do is verify the actual attendance zone for any property you are considering, because boundaries here cross city lines and listing data is not always right.

Do you manage rental property in all of these areas?

We manage throughout McLennan County and into Bell County. Because our vendor network and inspection routes are local, service quality stays consistent rather than thinning out at the county line.
