Waco is not one market. What is true in Woodway is not true nine minutes away, and the difference shows up in your payment.

Taxes

Rates move by district.

Property tax rates vary meaningfully between city and school districts here. Two similar homes at the same price can carry noticeably different monthly payments once taxes are in. We price the payment, not the sticker.

Insurance

Hail is a real line item.

Central Texas carries genuine hail and wind exposure, and roof age drives premiums and sometimes insurability. We look at roof condition early, before it becomes an appraisal or a closing problem.

Schools

Districts cross city lines.

Midway, Waco, China Spring, Robinson, Lorena, Temple, and Belton boundaries do not follow the addresses you would expect. We verify attendance zones rather than trusting a listing field.

Water

Know the map before you offer.

Floodplain, drainage, and creek proximity matter here and affect both insurance and resale. We check the maps early, not during option period.

Growth

The corridor is moving.

The I-35 corridor between Waco and Temple keeps adding rooftops and employers. Where that growth is headed should inform which side of town you buy on.

Land

Acreage plays by different rules.

Well, septic, easements, minerals, ag exemptions, and fencing all change the diligence. If you are looking outside city limits, the checklist gets longer and we bring it.

Questions

Buying, answered plainly.

Do I need to be pre-approved before we start looking?

Not before the first conversation, but before the first offer. A pre-approval tells you the real monthly number instead of a guess, and it tells a seller your offer is serious. We will talk through your goals first, then point you to a lender you can choose or decline freely.

How much do I need for a down payment in Central Texas?

Less than most people assume. Conventional financing can start near three percent, FHA near three and a half, and VA and USDA can reach zero down for qualified buyers in qualified areas. Program eligibility depends on the borrower, the property, and lender underwriting, so we confirm the number before you fall in love with a house.

What does representation actually cost me as a buyer?

Compensation is negotiated and disclosed in writing before you tour a property, and it is part of the conversation from the beginning, not a surprise at the closing table. You will always know who is paid what, and by whom.

How long does a purchase take from offer to keys?

Thirty to forty-five days is typical for a financed purchase in this market, driven mostly by appraisal and underwriting. Cash can close in two weeks. We build the timeline backward from your move date and tell you early if it is tight.

Can you help if I am relocating from out of state?

Yes, and it is a good part of what we do. We will walk properties on video, give you honest reads on neighborhoods, school districts, commute times, and flood and tax picture, and hold the process together while you are still finishing life somewhere else.
