Privacy notice

What we collect

• What you give us. Name, phone number, email address if you choose to give one, and whatever you write in a form or text message.
• What you save. Homes you mark as favourites are stored in your own browser. If you later send us a form, those saved homes are sent with it so we know what you are looking for.
• Basic technical information. Our host records ordinary server logs. We do not sell anything about you.

Why we use it

To answer you, to show you properties, to carry out real estate services you ask for, and to keep the records Texas requires a licensed brokerage to keep. That is all.

Calls

If you give us a phone number, we may call you about your request. Tell us any time and we will stop.

Text messages

What you get. If you check the text box on one of our forms, Duck Brothers Real Estate texts you about the request you sent us: answers to your questions, appointment times, and updates on your request. We do not send marketing texts unless you separately ask for them.

How often. Message frequency varies with your request. Message and data rates may apply.

Help and stopping. Reply HELP for help. Reply STOP at any time to stop texts, and we will send one message confirming you are opted out. You can also call us and we will stop.

Your choice. Agreeing to texts is never a condition of any purchase or service.

Your number stays with us. We never share, sell, or rent mobile numbers or text opt-in information to third parties or affiliates for their marketing or promotional purposes. The phone company that carries our texts handles them only to deliver them. Text opt-in information is left out of every other kind of sharing described on this page.

Carriers are not liable for delayed or undelivered messages.

Who else sees it

We share information only with people who help us do the work you asked for, and only as much as they need:

• Our MLS and its data provider, for property information.
• Our website host and our own client management system.
• Facebook and Instagram, in scrambled form, so our own ads can be shown to people who already reached out to us (see below).
• Title companies, lenders, inspectors, or co-operating brokers when a transaction you are part of requires it.
• Anyone we are legally required to give it to.

We do not sell your information, and we do not rent your contact details to advertisers.

Cookies

This site uses your browser's own storage to remember your saved homes and to keep the site working. Our host may set its own operational cookies. Clearing your browser storage removes your saved homes.

Our ads on social media

If you give us your email or phone number, we may show you our own ads on Facebook and Instagram. We send those platforms a scrambled (hashed) copy of your email or phone so they can match it to their users. We never see your social media profile, and they never get your name, messages, or anything about your home search or finances. We do not do this for anyone who has asked us to stop contacting them.

Your choices

You can ask us what we hold about you, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Ask and we will act on it. If we must keep transaction records to meet a legal requirement, we will tell you which records and why.

Children

This site is not directed at children under 13 and we do not knowingly collect their information.

Security

Information sent from this site travels over an encrypted connection and is kept in access-controlled systems. No system is perfect, and we will not pretend otherwise; if a breach affects you we will notify you as the law requires.
